The Litmus complex is being built on a key site within Nottingham’s Eastside regeneration zone and is the largest new build apartment complex of its kind in the Midlands. The Litmus Building features 296 one and two bedroom apartments, all with balconies or terraces and access to multi level basement car parking, gymnasium, pool, sauna, steam rooms and a 24 hour a day concierge reception.

 

EAG were appointed as specialist glazing and cladding subcontractor by Laing O’Rourke to design, manufacture and install curtain walling, windows and doors from the Schüco International’s range of aluminium glazing systems.

 

As with most residential developments the acoustic performance requirements between apartments was stringent, and compounded by the location of the site enduring considerable traffic noise from the busy 3 lane Huntingdon Street. To provide the necessary acoustic separation, 3mm thick steel polyester powder coated internal dividing flashings with two layers of 100mm thick insulation and acoustic mastic sealant were incorporated into the curtain wall construction between apartments.

 

To combat the external traffic noise, 40mm thick double glazed units were incorporated comprising 8mm thick toughened Combi Neutral outer pane, 20mm thick argon gas filled cavity and 11.5mm thick clear laminate with an acoustic resin interlayer inner pane. To meet the stringent environmental criteria in terms of light transmission and shading coefficient, a high performance coating was incorporated within the double glazed units.

 

The external composition of the building is vibrant splash of colour. Adopting the reactive Litmus paper spectrum, enameled glass fins spanning over two floors were installed to give a characteristic design and divide the balconies between each apartment. In addition, the vertical emphasis provided by the glass fins counteracts the fact that the floor to floor dimension was kept to an absolute minimum to maximize the number of apartments that could be accommodated within the overall 'right of light’ restricted height of the building.

 

The Litmus Building has become yet another distinctive landmark building with which EAG are proud to be associated.
